During the last Planning and Zoning meeting on Thursday, February 9, 2012 the following members were present:

Rezoning 8015 Bronco Lane from C-1C to C2.
The big decision here was to make a recommendation to the city council on a request for a zoning change.
First of all, it’s valuable to look at the differences in the two zoning classifications. You can do a full study in the last pages here: LagoVistaZoning Codes.
Essentially C1 has low density uses and C2 allows more high density uses, has different set backs and uses. The following uses that C2 zoning allows that C1 does not: (note some descriptions are abbreviated) that I compiled using the above Lago Vista Zoning Codes are:

Recommendations to the City Council by the Planning and Zoning Commission:
There were so many uses the commission wished to exclude from C2 they agreed it was better for this location to approve a C1 zoning with the addition of hotel, motel (with restaurant and bar). The exact description of zoning was PDD zoning of C1C (which includes a 25 foot front, rear setback, 10 foot side, 20 foot total side yard, 25 foot corner setbacks and 28 foot building height restriction). Again the above link to zoning codes would verify this definition. A lot of minutiae here…sorry for the details.
It appears three different chains seekthe spot (nothing has been committed formally). but Best Western hotel is being approached as a possibllity. Additional zoning recommendations to the City Council were made essentially to re-zone the adjacent property on Bronco Lane to allow for a parking lot
The work session included discussion on the Residential Height Restriction
No one individual was in favor of a broad based change. There was a consensus to consider height restriction changes on a case by case basis and based upon location and other factors to be determined. Two Subcommittees (A and B) were recommended to be created to study the matter in depth and a suggestion was made to interact with other City planning officials from past and present. Members of the group talked about consulting Tommy Thompson who participated in this matter during 2006 as he is a prime information resource who did a lot of work on it then. It was mentioned to visit Lakeway as a model.
Upcoming meetings to discuss height restrictions
A) Another meeting was scheduled in two weeks at 3 pm. (I believe Subcommittee A)
B) Thursday Feb 23rd a meeting was planned for Subcommittee B -
Jim Moss Suggested adding graphics to simplify the process.
Other matters voted upon included a recommendation to the City Council to extend the plat for Waterford 5 for one year.
A bit of aspiring discussion on “new urbanism” and communities such as San Marcus and San Antonio that are embarking on this trend was mentioned by Frank Robbins.
Paul Smith asked about adding masonry requirements to next agenda, because he felt the committee was not fully aware of what they decided in past meetings.
Frank Robbins mentioned the Austin Home Builder Association is having an upcoming meeting where representatives of several cities can bounce ideas off each other on ideas such as height restrictions to see how they are handling it.
